Uzbekistan property market in Q2: sales stabilised as prices rose

Uzbekistan recorded 74,400 property sale transactions in the second quarter of 2026, almost unchanged from a year earlier. Apartment prices continued to rise. These findings come from the Central Bank's review published on 29 September. The quarterly total needs a little context.

The March surge shifted the timing of transactions

The Central Bank explains that some buyers and sellers completed transactions in March ahead of the introduction of the escrow system. Activity temporarily fell in April and May before recovering in June. Comparing just two consecutive months can therefore suggest a sharper change in direction than the quarterly figures show.

Sales in April–June were 0.1% higher than a year earlier. This measures activity across the country's property market. It does not tell us how quickly apartments sold in any particular neighbourhood.

More housing was completed, including individual houses

In the first half of the year, 7.7 million square metres of housing were commissioned, up 7.2% from the same period in 2025. The review notes that individual houses still account for the largest share of residential construction.

For someone looking for an apartment, the geographical scale matters. A nationwide increase in completed floor area does not reveal how many finished apartments became available near a particular school or metro station. Several comparable buildings offer a more useful picture of local supply.

Price figures need a period and a currency

In June, apartment prices in multi-storey buildings were 6.2% higher year on year in the primary market and 6.3% higher in the secondary market, measured in soums. These are annual changes to June, not increases over three months. The indices use publicly available data and exclude individual houses.

An overall index provides context for negotiations. Assessing a particular apartment requires listings with similar floor area, condition and location. An asking price expresses the seller's expectations; it is not evidence of the final price of a completed sale.

When saving properties to compare, record the date, currency and price per square metre. After a few weeks, that record can help distinguish changed terms, removed listings and properties that have simply been advertised again.
