Renting in Tashkent this autumn: how to compare asking prices

In autumn, rental listings for similar apartments can show noticeably different prices. Recent statistics help explain the broader trend, but they cannot replace comparing the individual options you are considering.

What the latest rent index shows

Uzbekistan’s National Statistics Committee updated its September 2026 data on 5 October. The index for “Actual rent paid by tenants for their primary residence” stood at 101.3 compared with the previous month, a 1.3% monthly increase. You can check the figure in the official SIAT dataset.

This is a nationwide index of rent actually paid. It is neither an average amount in soums nor an asking-price guide for Tashkent listings. It does not tell you what a particular one-bedroom apartment should cost, and it is not a forecast. Use it as context, not as a bargaining formula.

Compare apartments with similar conditions

Start with the district and your daily route. Two apartments with the same number of rooms may differ greatly in travel time to work, public transport, and the metro. Compare homes in the same part of the city and decide what matters most to you: a shorter commute, a quiet courtyard, or nearby services.

Then compare the homes themselves: floor area, renovation, furniture and appliances, floor, elevator, and building condition. New furniture or recent renovation can explain part of a price difference, but does not prove that the asking price is right. Keep new-build and resale apartments in separate comparisons.

Calculate the full monthly cost

Write down more than the rent. Ask whether utilities, internet, and building maintenance are included, who pays the meter-based bills, and whether an agent’s fee applies. Record the deposit separately: it is not a monthly expense, but you will need the money when moving in. Compare offers for the same rental term and in the same currency.

Collect several active listings with similar features, and save their links and the date you checked them. A listing price is the amount requested, not proof of the final rent agreed. If an offer has been online for a while or its terms have changed, confirm the details before arranging a viewing.

Ask three questions before the viewing

  • How much is due when moving in, and what does that amount include?
  • Who pays utilities, internet, and building maintenance?
  • For how long is the price fixed, and how will any change be agreed?

To compare available homes, browse apartment rentals in Tashkent and filter for similar features. Confirm the current terms with the listing author before travelling to a viewing.
